The Taivallahti barracks area is comprised of troop barrack, garage and repair workshop buildings completed in 1935–1939.
The Army’s motor car company operated in the premises until 2003, after which they have been mainly empty. There is 7,200 m² of building right for new buildings left for the plot to the south of the barracks area. A residential multistorey building, Meander, designed by Steven Holl will be built on this plot.
A nursing home for the elderly and associated auxiliary and rehabilitation premises will be implemented in the troop barracks in the alteration of use. In addition, the ground floor of the building will feature office and commercial premises and a restaurant. The previous garage will be converted into a retail shop and the repair shop into housing. The parking hall under the garage will be expanded to provide all parking underground. The first phase of the barracks area is due for completion in spring 2016.
The alteration of use is made particularly challenging both technically and economically by the poor condition of the buildings that have been unoccupied for a long time. The protection regulations of the buildings must also be considered in the renovation and alteration of old buildings; for the troop barracks and garage, they are of the strictest SR-1 level and for the repair shop SR-2.
Ailecon has been responsible for the project feasibility study, preparing the business idea and concept of the property, investment calculations, committing the investor to the project and property acquisition negotiations. Ailecon oversaw the real estate’s city plan amendment process together with the architect, as well as negotiated with the authorities over the protection orders. Furthermore, Ailecon surveyed the future tenants and took care of the lease negotiations.
