Paloheinä Church, completed in the 1960s, saw active use until the 1980s, but its use has subsequently been minor. In recent years, the church has been mainly empty.
Ailecon proposed the alteration of use of the building into a nursing home for the elderly to the Parish Union of Helsinki in 2013, which would make it possible to preserve the building in the future as well.
With the alteration of use, the rundown building will be completely renovated and expanded. A nursing home for the elderly with 34 beds will be implemented in the building, and it is due for completion in late 2015. The alteration of use of the property can be implemented under a deviation decision, which will considerably accelerate the implementation schedule.
Ailecon has been responsible for the project feasibility study, preparing the concept of the property, investment calculations, committing the investor and tenant to the project and taking care of the acquisition negotiations. Together with the architect, Ailecon took care of applying for the deviation decision and building permit for the project as well as the required negotiations with the authorities. Moreover, Ailecon was in charge of the contract negotiations and management of planning until the building permit phase. Ailecon is also responsible for the LEED certification of the property.
